Job Description

HOK is currently seeking a DESIGN MANAGER to work at our client site in DALLAS, TEXAS.

 

RESPONSIBILITIES:

  • Requires project management capabilities, planning and engineering background, quality control, building operations and maintenance knowledge.
  • Coordinate and supervise implementation of workplace policy within the regions.
  • Support workplace resource Head of Region and broader workplace resource team on all workplace and design issues.
  • Drive and manage regular on-going space planning in the regions. Conduct relevant training to broader workplace resource team as well as collaborators.
  • Support regional workplace resource teams, including property portfolio team, with development of regional portfolio strategy scenario planning, as well as the project design team in implementing the design guidelines and concepts.
  • Maintain an active awareness and understanding of office interior market trends, innovations and design initiatives. Monitor industry trends and keep the design quality manager updated.
  • In case of external design collaborators, support workplace resource global and regional strategy for collaboration related to workplace strategy and design.
  • Drive selection process and support Indirect Procurement (INP) in the selection and contracting of the global and regional external design collaborators, according to procurement policies.
  • Manage and apply the design collaborator contracts and ensure quality delivery through performance management.
  • Produce performance reports of design collaborators for design quality manager.
  • Ensure lessons learned/general feed-back is captured to enable continuous improvement.
  • Develop and update workplace guidelines, processes and tools together with global workplace team using knowledge from the regions.
  • Work with regional team to provide local design solutions that meet business needs and global workplace policy.
  • Work together with the project management office throughout the project delivery process in terms of workplace design aspects, ensuring compliance to project schedules and budgets.
  • Produce initial consistent testfits according to guidelines, through the space planner(s).
  • Appoint the design collaborators on projects, from the approved global or regional design collaborator frame agreements. In case specific design collaborator is needed for a particular project out of frame agreements, support selection and contracting of that collaborator according to procurement policies, templates and commercial terms and gain approval for selected design collaborator.
  • Train and manage design collaborators on projects.
  • Drive the collection of workplace data through the implementation of workplace investigations (i.e., occupancy tracking, surveys, interviews etc.) and work with the workplace performance manager to understand data implications.
  • Ensure solutions provide inspiring environments.
  • Ensure solutions are aligned with branding guidelines.
  • Lead and support change management activities with workplace resource managers and design collaborators.

  • Travel may be required.

  • Requires project management capabilities, planning and engineering background, quality control, building operations and maintenance knowledge.
  • Possesses extensive counseling, facilitation, conflict resolution, consulting and communication skills.
  • Must also have advanced interpersonal, team building, leadership and organizational skills.
  • Advanced knowledge of design, trends, construction methodology, materials application and manufacturer-supplier appropriateness.
  • Advanced knowledge of furniture types, vendors, fixtures and equipment, architectural/interior finishes, lighting, art signage, color and materials to carryout design intent.
  • Knowledge of building regulations and safety codes.
  • Advanced knowledge of sustainability, integrated design and LEED guidelines. 
  • Proven ability to prioritize in order to meet deadlines and provide high quality service to clients.
  • Ability to effectively meet deadlines.
  • Ability to communicate effectively, both verbally and in writing.
  • Ability to work in team environment.
  • Excellent verbal and written communication skills required.
  • English language proficiency.
  • Strong problem solving and analytical skills; Knowledge and ability to use analytical and problem-solving techniques.
  • Ability to complete tasks and produce deliverables independently with minimal supervision.
  • Write client reports and deliverable text clearly and comprehensibly, with some assistance.
  • Intermediate IWMS/ CAFM principle understanding.
  • Some understanding of linkage between RE planning & financial results, and with guidance is capable of tailoring strategic direction to address financial challenges.
  • Capable of participating in discussions with customer on RE strategies and space use concepts.
  • Distills complex information to the essential for client decision-making.
  • Solid understanding of current workplace planning theories.
  • Use PowerPoint at an advanced level.
  • Strong analysis and spreadsheet capabilities; uses Excel at an intermediate level.
  • Solid computer skills in Microsoft Word, Outlook.
  • Basic AutoCAD skills.

 

Required Experience

EDUCATION & EXPERIENCE:

  • Bachelor or Master’s degree in architecture, real estate, interior design or planning, engineering.
  • Professional certification in facility management, interior design, engineering or architecture preferred.
  • 10 plus years of experience in project management and delivery of occupancy projects; years of experience vary with position needs.
  • Significant project management experience, delivering projects in remote locations.
  • 5 years’ experience in collaborative team building.
  • LEED credential required within 12 months of employment.
